Portfolio Roof Projects

Review roof conditions and priorities by building. Discuss access, staging, and phasing alongside your capital plan so the scope reflects how each property operates.

A Clear Scope Starts
with Your Property.

A leak repair, coating, and full replacement solve different scopes. Bring your roof history and priorities to a property walk so the discussion can compare the work, exclusions, and timing before a proposal. Review our construction qualifications as you evaluate the scope.

Schedule a Property Walk
  • Property locations and approximate roof area
  • Existing roof system, age, and known leak locations
  • Inspection findings, drainage concerns, moisture information, and photos
  • Preferred timing and building access requirements
What determines repair, coating, or replacement?

Compare a defined repair, coating, or replacement against the roof system, leak history, prior repairs, and available condition findings. Include reported drainage problems and moisture findings; record what still needs investigation rather than treating a leak location as a confirmed cause. For each proposed option, request quantities, preparation, removal, materials, exclusions, and warranty terms. Price or roof age alone does not establish which scope fits the property.

How do we plan apartment roof replacement around residents?

List each property and building separately, with its roof condition, priority, access contact, and target work window. Identify staging, parking, occupied areas below, and resident communication responsibilities. Discuss whether work should be phased and how exterior work or equipment changes affect the sequence. For a portfolio, request a comparable scope and price breakdown by property so different conditions remain visible.

What should owners ask for in a roofing progress update?

Agree on the update frequency, responsible contact and decisions that need owner approval. Request a dated account by building or roof area: work performed, open repairs, weather or access delays, photographs and the next planned work. Keep inspection findings and warranty requirements separate from progress photos. Our client portal preview illustrates reporting views with fictional data; confirm the reporting deliverables for your contract.

What should an apartment roof replacement proposal include?

Identify every building and roof area included, the existing roof system and the proposed replacement. Ask how removal, substrate repairs, insulation, drainage details and rooftop equipment interfaces are addressed. Separate known work from allowances for conditions that will only be visible after removal.

For a multifamily roofing project, also compare staging, parking, occupied areas below the work and the plan for communicating access changes. Request product and workmanship warranty terms separately, including exclusions and maintenance requirements. Use the renovation RFP checklist to give each bidder the same information.

Is a reported leak a roof repair or an exterior wall repair?

A stain identifies an affected area, but it does not confirm where water entered. Record the location, weather conditions, recurrence and any prior roof or wall repairs. Share available photographs and assessment findings, including concerns at windows and roof-to-wall transitions.

Ask the proposed scope to distinguish the confirmed repair from investigation still needed. When adjoining walls or openings may be involved, review the water intrusion repair questions with the property team so the roofing and exterior scopes do not leave an unresolved gap.

How should owners compare commercial roof replacement contractors?

Give each contractor the same building list, available roof reports and access requirements. Ask for examples relevant to your roof system and occupied property type, then identify who will supervise the work and coordinate with your property team. Compare removal, preparation, proposed materials, roof-edge details and cleanup as separate scope items.

Ask each proposal to state what is excluded: concealed substrate repairs, equipment work, drainage changes or specialist assessments may need separate definition. Record the basis of any allowance and who authorizes additional work. Use the bid-comparison worksheet to resolve differences before choosing on price; request the actual project-specific warranty terms rather than assuming all replacement proposals provide the same coverage.
