Renovation Bid Comparison Worksheet.
Prepared by T-Rock Construction. Updated . Planning guidance; confirm the requirements for your property and proposed scope. How we present project evidence.
Compare the work behind each price.
A lower proposal total can reflect less work, a different material or an unresolved allowance. Use this worksheet to put two renovation proposals on the same basis before choosing a contractor. It also helps multifamily owners and commercial property teams compare contractor documentation, progress updates, resident coordination and closeout expectations.
Check items as you discuss them. Entries stay on this page only; they are not submitted or saved. This is a planning aid, not a technical assessment, final scope or site-specific construction plan.

Decisions & follow-up.
Record the work area, open question, responsible person, next step and target date. Use the owner decision log and downloadable template to keep written clarifications and approval references together.
Example: compare the work behind two bids.
Illustrative comparison: Proposal A includes floor-covering removal and disposal but excludes substrate repairs. Proposal B includes a repair allowance but does not state whether removal is included. Their totals are not yet a comparison of the same work.
Record the clarification: Ask each bidder to identify the same rooms, quantities, removal work, preparation and finish specification. Ask what the repair allowance covers, what remains excluded and how additional findings would be documented and approved. Keep the original bids and their written clarifications together.
Example clarification to send: “Please confirm whether your proposal includes removal and disposal in the listed rooms, identify the quantity basis for substrate repairs, and state how work beyond the allowance would be authorized.” Mark the item unresolved until both written responses refer to the same scope revision. Do not score an unanswered item as included.
Before choosing: Compare the clarified scope alongside access, schedule dependencies, reporting and the written closeout terms. This example supplies no price benchmark or recommended contractor. For exterior work, use the same method to separate painting, facade repairs and removal. The Dallas facade story illustrates distinct documented work groups.
Bring the open questions to a scope discussion.
Share the work you are considering and the information you have. Start with a property walk if the scope still needs to be defined.
