Schedule a Property WalkStart with the site location, proposed work, available surveys and civil drawings. Add utility information, known drainage issues, access restrictions and occupied areas. Separate documented conditions from questions needing investigation. Identify design, utility coordination, and approval responsibilities alongside the construction scope. Before comparing proposals, confirm that quantities, site assumptions and exclusions refer to the same work areas.
Yes. Drainage, paving, utilities, and access can be considered alongside exterior repairs or a capital improvement plan. Record where the concern occurs, the areas affected, and any recurring maintenance. Discuss how the proposed sequence relates to parking, building access, and other work planned for the property.
Agree how updates will identify the work area, access changes, inspections or tests required by the project, unresolved conditions and the next planned activity. Request photographs with locations and dates, and distinguish observed field conditions from drawings or unverified assumptions. Record decisions affecting parking, deliveries and utilities with the person responsible. Define these reporting expectations in your renovation RFP before seeking bids.
Record where ponding, surface damage or access problems occur, with dated photographs and a marked site plan if available. Note when the issue is observed and any earlier repairs. These observations help define questions for assessment; they do not establish the cause or replace a civil design.
Ask proposals to identify work boundaries, quantities, removal and disposal, utility coordination, and the surfaces or landscaping to be reinstated. Separate investigation and design responsibilities from construction. For occupied apartments or commercial sites, agree how parking, pedestrian routes, deliveries and accessible entrances will be maintained during each phase. Use the property-walk checklist to organize observations before requesting a defined scope.
